Site Information

Our latest strategic land investment site is located on the eastern edge of the town of Peacehaven, a large town in the Lewes district of East Sussex. On successful allocation of the site for residential use, it is projected that investors will enjoy close to 400% return over a 3 - 5 year period. This equates to an approximately 22% annualized return.

The site is located directly adjacent to the north eastern boundary of Peacehaven and is approximately 56 acres in size of which 50% will be retained for company benefit and 50% made available for investment. Peacehaven is a large settlement that lies between the City of Brighton, Eastbourne and Lewes. The site itself is gently undulating and is currently farmed under arable rotation with access off Telscombe Road.

Latest Planning Update

Our site falls under the authority of both Lewes District Council and the South Downs National Park and we continue to promote our site to both authorities for release and subsequent allocation for residential development. This work has most recently included representations being made to Lewes DC Local Plan review late last year and earlier this year through the Issues and Options process and, more recently to the South Downs National Park Call for Site update as part of their review.

Both LDC and SDNP are undergoing reviews of their respective Local Plans in response to critical shortfalls in hosing delivery within the area, with Lewes being significantly short of their 5-year target. SDNP are undergoing a review of their plan in response to national Governments re-emphasis of their expectation for national parks to contribute to housing by releasing land where appropriate.

We will continue to engage with both Lewes and SDNP in their plan reviews and the next steps both being anticipated in early 2025.
